CAI is a trade lobbying group that exists entirely to promote the interests of the community managers that pay its budget. It would be nice to know that a CAI credentialed community manager would really mean something. What it does mean is that the community manager is experienced at bullying and using legal resources to his and mostly his side of the business. Many, many, too many CAI credentialed community managers use contracts that are far too vague, overly protect the community manager at the peril of the HOA, and in some cases tries to self-perpetuate the contract. This last part work really good where board members change more often and continuity on the side of the board is limited or nonexistent. I've experienced a CAI credentialed community manager in Damascus, MD where they advised the HOA to use an attorney to fight the MD HOA Act component supporting open meetings. This was in the form of a CCOC complaint where a resident complained of illegal and unannounced board meetings. The attorney friend of the CAI credentialed community manager was more that happy to take $10K of the HOA's funds and 7 months to go nowhere. The HOA never had a leg to stand on to legally support secret meetings and not being open to the community. They blew $10K. That's what a CAI credential got our community!
